A suburb built up in the middle of last century
Cabramatta was farmland and market garden country well into the twentieth century. It grew into a residential suburb from the mid-1900s, and most of the detached housing dates from that period. Cabravale Park, with its 1922 bandstand, sits near the centre, and Cabramatta Creek runs along the low ground to the south.
Around the station the pattern changes: shop-top dwellings, flats and commercial buildings with flat or low-pitch roofs, parapets and internal drainage.
The additions, again
What makes Cabramatta roofs leak is rarely the original roof. It is what was added to it.
A back room extended under a lower roof line. A patio enclosed to become a living space. A carport run from the side wall. A separate dwelling at the rear with its own gutter running against the main house.
Each addition creates a junction, and at that junction the pitch changes. Water coming off a steeper main roof hits a flatter section and slows down. Slow water finds laps, backs up under tiles and gets past flashings that fast water would run straight over.
If your leak is at the back of the house and only shows in long rain, start there.
Low ground and creek drainage
Parts of the suburb near Cabramatta Creek are low and were historically marshy. Where a block sits low, a downpipe that is not connected to a working stormwater line will push water back toward the house rather than away from it. We check the discharge, not just the gutter.
Commercial and shop-top roofs
Flat and low-pitch roofs above shops need different attention: box gutters, parapet flashings, membrane joints and overflow provision. These fail inwards, which is why the first sign is usually a stain on a ceiling upstairs.
