Houses, flats and shops in the same block

Fairfield grew fast through a large Housing Commission program in the 1950s, and the centre is now a mix: older cottages, a ring of three-storey walk-up flats around the town centre, shop-top dwellings along Ware and Smart Streets and The Crescent, and newer apartment buildings closer to the station.

Each of those needs different roof work, and the flats are the ones people underestimate.

Three-storey walk-ups

A 1960s walk-up block usually has a low-pitch roof, long gutter runs, internal downpipes and sometimes a box gutter behind a parapet. There is often no safe roof access without proper equipment.

When something fails up there, it does not announce itself at ground level. A blocked box gutter backs up and comes through a top-floor ceiling. A split in a low-pitch sheet runs along a batten and appears two units away from the actual fault.

We inspect these with a drone first, then get up properly with harnessing to do the work.

Houses and shopfronts

The older detached houses have the familiar list: original ridge pointing gone, rusted valleys, flashings at rear additions, and gutters that have lost their fall.

Shopfronts and the older commercial buildings along the main streets bring parapet flashings, box gutters and flat membrane sections into the mix.

Prospect Creek and drainage

Prospect Creek runs through Fairfield Park and on through the suburb, and this is low ground. Stormwater matters here. A downpipe that discharges to the surface instead of into a connected line, or a gutter that overflows at the back edge every storm, puts water where you do not want it.
