One suburb, four generations of roof

Liverpool is the oldest part of our patch and the most mixed. Within a couple of kilometres of Macquarie Street Mall you have nineteenth-century heritage buildings, post-war cottages on small blocks, 1960s and 70s brick-and-tile, three-storey walk-up flats, and new apartment buildings in the centre.

That means no two jobs here look the same. A terracotta roof near Bigge Park needs different work to a 1970s concrete tile roof off Hoxton Park Road, which needs different work again to a flat membrane roof over a shop.

What they have in common is the river side of the suburb. Liverpool sits on the western bank of the Georges River, near the old weir, and the low ground along it holds moisture. Shaded south-facing roof planes near the river grow moss and lichen faster, and moss holds water against the tile surface instead of letting it run off.

• Ridge and hip pointing that has cracked and dropped out, dumping grey grit into the gutters
• Flashings where a rear extension or enclosed patio meets the original roof
• Rusted valley trays on roofs that have never been touched since they were built
• Box gutters and parapet flashings on the older commercial buildings near the centre
• Leaks into the top floor of three-storey flat blocks, usually from a flat or low-pitch section
• Gutters that overflow because the roof area grew and the downpipes did not
