A 1970s suburb with 1970s roofs

Lurnea was a soldier settlement after the First World War, with blocks big enough for a house and a small farm. It was redeveloped as a residential suburb in the 1970s, and that is the stock you see today: low-set brick houses, tiled hip roofs, generous blocks, Hoxton Park Road running along the northern edge.

Those roofs are now around half a century old. Concrete tiles from that era were good tiles, and many of them are still structurally fine. The mortar is not. Bedding and pointing laid in the 1970s has had fifty summers to dry out, crack and crumble.

The tell is grey grit in the gutters after rain. That is your ridge pointing washing away a bit at a time.

The additions are where it leaks

Those generous blocks got built on. Rear extensions, enclosed patios, carports down the side, and in more recent years secondary dwellings at the back.

Every one of those meets the original roof somewhere, and that meeting point is a flashing. Where the flashing was done properly, it is still fine. Where it was a strip of metal held on with silicone, it failed years ago and has been leaking quietly into the wall cavity since.

If you have a stain on a ceiling that only shows up in long heavy rain, and it is near the back of the house, that junction is the first place we look.
