Roof repairs in Bonnyrigg

Two completely different roofs on one street

Bonnyrigg is unusual in this area because a large part of it has been rebuilt. The Newleaf renewal programme has been replacing more than eight hundred older dwellings with thousands of new homes around the town centre, alongside Bonnyrigg Plaza on Bonnyrigg Avenue.

So one side of a street can be five years old and the other fifty. For roofing that means two entirely different jobs within a few hundred metres.

New builds have modern tile or Colorbond, sarking, and gutters sized correctly. What goes wrong on these is detailing rather than wear: a flashing that was rushed, a downpipe that does not connect properly, a whirlybird that was never sealed.

Older houses have the full list: original ridge and hip pointing cracked and gone, no sarking, rusted valleys, and a patio or extension flashed in badly decades ago.

Water runs through here

Green Valley Creek forms part of the eastern boundary, with reserves and open space along it. Blocks near those corridors pick up more leaf load into gutters and valleys, and roofs facing away from the sun hold moisture longer.
