The largest housing scheme of its day

The Housing Commission built the Green Valley estate between 1961 and 1965. It was the largest single housing scheme attempted in New South Wales to that point, and it started with more than seven thousand cottages, flats and units.

Seven thousand roofs, built inside five years, to the same specification.

That is the single most important fact about roofing in this suburb. These roofs did not age one at a time. They are all arriving at the same point together, and the point they have arrived at is the end of the original bedding and pointing.

Streets that follow the contours

The estate streets curve with the shape of the land rather than running on a grid. It makes for pleasant streets and slightly awkward roofs: more hips, more valleys, and houses that face every direction.

Direction matters. The south-facing plane of a roof dries slowly, grows moss and lichen, and holds water against the tile. The north and west planes take the full afternoon heat, which is what dries out mortar and makes old pointing powder away.

On a lot of Green Valley houses you can see both problems at once on the same roof.

What a typical job looks like

1. Inspect and photograph, including the roof space from inside
2. Replace broken and slipped tiles
3. Strip the failed pointing and rebed any caps that have moved
4. Repoint ridges and hips with a flexible compound
5. Repair or replace valleys and flashings
6. Clean, prime and coat the tiles where they are concrete and still sound
7. Clear the gutters and downpipes
8. Written workmanship warranty on completion
