A newer suburb with roofs that are no longer new

Hinchinbrook was created in 1986 out of parts of Green Valley and Hoxton Park, and it filled in through the late 1980s and 1990s. Hinchinbrook Creek runs through it, Valley Plaza is the local shops, and the M7 sits just to the west.

The housing is mostly brick veneer with concrete tile roofs. That is a different roof to the 1960s estates next door. The tiles are better, the pitches are often steeper, and most of these roofs do have sarking under them.

They are also now thirty to thirty-five years old, which is exactly when the first real work falls due.

What breaks first on a 1990s roof

Pointing, not tiles. The tiles usually have plenty left. The ridge and hip mortar does not. Thirty-five summers of expansion and contraction, in one of the hotter parts of Sydney, dries it out and cracks it.

Valley debris. Steeper roofs with more hips mean more valleys, and valleys collect everything.

Whirlybirds and vents. Fitted when the house was built, now rusted or seized, with the flashing around them past its best.

Patio and pergola roofs. Added in the two thousands, usually in steel, tied into a tile roof. The flashing at that join is the number one leak point in this suburb.

Gutters. Original gutters at this age start going at the joins and in the back corners.

What to do about it

A roof at this stage is usually a straightforward roof restoration: clean, rebed, repoint, replace a few tiles, sort the valleys. Done now, it sets the roof up for another long stretch. Left for another decade, the water that gets past the caps starts working on battens and insulation and the job gets bigger.
