Villawood sits across two council areas, between Woodville Road, The Horsley Drive and the Main Southern railway line, with two stations inside the suburb.

Its housing has turned over in stages. The post-war cottages are still there in numbers. The old Housing Commission estate was cleared at the end of the 1990s. The former shopping village was demolished and replaced with apartments, and a long-vacant site was redeveloped with several hundred new dwellings in recent years.

So on one street you may have a roof from 1955 and a roof from 2022.

Post-war cottage roofs

• Terracotta or early concrete tile, now brittle
• No sarking at all under the tiles
• Original bedding and pointing, cracked and washed out
• Galvanised valleys rusted at the bottom end
• Older outbuildings and patios that may carry bonded asbestos cement sheeting, which has to be removed under the SafeWork NSW rules
• Gutters at the end of their life, often with too few downpipes

New build roofs

Newer dwellings do not need restoration, but they do get defect work: a flashing that was finished badly, a downpipe that does not connect, a roof vent that leaks, or a box gutter on a townhouse group with no overflow.

Near the rail corridor

Houses close to the railway pick up airborne grit, and grit in a gutter holds moisture against the metal. It is a small thing that shortens gutter life. Worth a clean and a look rather than ignoring.
