A planned 1990s suburb
Wattle Grove was developed in the 1990s on land previously held by Defence, and it opened in 1991. It was designed as a whole rather than grown piece by piece, with Wattle Grove Lake and Lakeside Park at the centre and the shopping centre arriving later in the decade.
That planning shows in the roofs. They are consistent: concrete tile on brick veneer, decent pitch, sarking underneath, gutters and downpipes sized for the roof they were built with.
They are also all around the same age, which is now the age at which the first real maintenance is due.
What a 30-year-old roof needs
The tiles are usually fine. Concrete tiles from the nineties are good tiles and most have plenty of life in them.
What has gone is the mortar. Ridge and hip bedding and pointing laid when the house was built has had thirty hot summers to dry out and crack, and this part of Sydney gets hotter summers than the coastal suburbs. Once the pointing opens up, wind-driven rain gets under the caps.
Also due at this age:
- Valley trays and valley debris, especially on blocks with established trees near the lake
- Whirlybirds and vents that have seized or rusted
- Gutter joins starting to weep
- Patio and pergola roofs added in the 2000s, where the flashing into the tile roof is now lifting
The lake side
Blocks backing onto Lakeside Park and the reserve get more leaf and seed load into their gutters, and more moss on shaded roof planes. Leaf guard is worth a conversation on those houses.
